Home SELLING and BUYING TIPS!

Home Selling Tips:

Removing personal items such as family photos can help a potential buyer "picture" themselves in their new home.

Consider removing small appliances and any other seldom used items from your kitchen countertop. The open workspace will appeal to prospective buyers. Call me today and put me to work selling your home.

If your mailbox has seen better days, consider giving it a makeover. It is one of the first things potential buyers will see as they approach your home.

Inspect every door in your home and make sure they open and close smoothly. Replace any door hardware that does not work properly. Apply machine oil to any squeaky hinges. A stuck door can stick in the mind of a potential buyer.

Expensive renovations to help your home sell rarely pay for themselves. Consider things that are not so costly. Do the windows need cleaning? Does the shrubbery need trimming? Does the roof have any missing shingles? Call me and I can help you maximize your curb appeal at a minimal expense.

Put yourself in a buyer's shoes. Take a tour of your own home and pretend you have never seen it before. What do you notice about the home? Does the home seem well maintained? Would you want to buy this home? Call me today and I'll help you make the answers a definite "yes".

Home Buying Tips:

Know your score. Your first impression to mortgage lenders will be your credit history. The websites of the 3 major credit reporting agencies are: www.equifax.com  www.experian.com  and www.transunion.com  Study your credit report and question anything that may be income.

The Kitchen in your new home is more than a place to prepare meals. It's the center of most family activities. It should be an easy trip from the car to the kitchen to minimize the chore of bringing in groceries. As your agent, I will minimize the chores of purchasing your next home and maximize your satisfaction.

If you have the opportunity to bid on a home with multiple offers, make sure yours is the most attractive. Too many contingencies will appear as loopholes for you to forfeit the contract. Too few contingencies may not provide enough protection. Call me and we will find the balance to get your offer accepted.

Newer and older homes have advantages of their own. Older homes are typically located in more established neighborhoods and have lower property taxes. Newer homes offer modern architecture, are easier to maintain and are more energy efficient. Whether it's older or newer, I am the agent for you.
